How do I submit a maintenance request?
For non-emergencies, use our online maintenance request form with a clear description and photos if helpful. We'll prioritize and coordinate the repair.
What counts as a maintenance emergency?
An emergency threatens safety or risks major damage — gas leaks, fire, flooding, or no heat in freezing weather. Call 911 for anything life-threatening, and call us immediately at (678) 439-8003 for urgent issues. Do not use the online form for emergencies.
Do I need renters insurance?
Renters insurance is strongly recommended and is often required by your lease. The owner's policy covers the building, not your belongings, so a renters policy protects your personal property and provides liability coverage.
Can I have a pet?
It depends on the property and your lease. Always get written approval before bringing in a pet — an unauthorized pet violates the lease and can put your tenancy and deposit at risk.
How does lease renewal work?
We typically reach out before your lease ends with renewal options and any market-based rent adjustment, so you have time to decide. Renewing avoids the disruption and cost of moving.
How much notice do I give before moving out?
Provide written notice as required by your lease — often 30 to 60 days before the end of the term. Giving proper notice protects you from unexpected charges.
How do I get my security deposit back?
Leave the home clean and undamaged beyond normal wear, and return all keys. We compare your move-out condition against the documented move-in inspection and return your deposit, minus any lawful deductions, within the timeframe Georgia law requires — generally within one month — with an itemized statement.
What should I do at move-in?
Complete the move-in inspection carefully and report any pre-existing issues promptly. That documented record is what protects your security deposit at move-out.
Can I paint or make changes to the property?
Get written permission before painting or making any alterations. Unapproved changes may need to be reversed at your expense and can affect your deposit.
What if I need to break my lease early?
Contact us as soon as possible. An early move-out is governed by your lease and Georgia law and may carry responsibility for rent until the home is re-rented, but communicating early gives us the best chance to work out the details.
