Leasing & tenants
How does tenant placement work?
We price the home to the market, list and show it, screen applicants against written criteria, prepare the lease, and complete a documented move-in inspection. See our tenant placement service.
How do you screen tenants?
We apply written, fair-housing-compliant criteria to every applicant — evaluating income, credit, rental history, employment, and background — applied identically to everyone.
How long does it take to lease my property?
A rent-ready, well-priced home is typically leased within 14 to 30 days of going to market. Pricing, condition, and seasonality are the biggest factors.
What happens if a tenant stops paying rent?
We follow Georgia's dispossessory process — contacting the tenant, documenting everything, and, if the balance isn't cured, filing a dispossessory action in the appropriate county magistrate court and managing it through the process.
Maintenance & inspections
How is maintenance coordinated?
Tenant requests are handled through vetted vendors with clear scope and documentation, and we keep preventive upkeep on a schedule. Larger work is handled in-house through Woodward Renovations Inc.
Do you offer 24/7 emergency maintenance?
Yes. Urgent issues such as water leaks, heating or cooling failures, and security problems are handled around the clock to protect the property and the tenant.
Do you inspect the property during the lease?
Yes. We conduct documented move-in and move-out inspections, plus periodic inspections during tenancy with proper notice. See property inspections.
Owners: reporting & switching
How and when do I get paid?
Rent is collected from tenants and disbursed to owners on a regular schedule, with the details set out in your management agreement.
What kind of owner reporting do you provide?
Owners receive regular financial reporting on income and expenses, plus a year-end statement for taxes, so you always know how your property is performing.
How do you communicate with owners?
We keep owners informed on the things that matter — leasing activity, significant maintenance, and any delinquency — while handling routine day-to-day operations so you're not bothered with every detail.
