High Standards & Hassle Free Rentals

  1. Complete our ONLINE APPLICATION which includes paying a $60 non-refundable application fee (part of the online application).

  2. Submit all required documents described below. You may scan and email them to info at

    • Image of driver's license or other government-provided ID.

    • Two most recent pay stubs or most recent tax return.

    • Online signed Rental Application.

  3. Each applicant age 18 or older (including spouse, roommates, children, and co-signers) must make a full and complete application.


  1. Gross monthly income (combined for multiple applicants) must be a minimum of three times (3x) the monthly rent.

  2. Credit score must be greater than 550, depending on the property. 

  3. Income and employment verification. You must submit your two most recent paycheck stubs or your most recent tax return and we must contact your employer to receive verification.

  4. Residency history verification for the previous three years.

  5. Criminal history verification- We automatically reject applications if credit or criminal history reports show money owed to previous landlords, evictions, or felony convictions for financial crimes in the past 7 years. We may approve past foreclosures or bankruptcies if the current credit score meets our requirements for the property.


After your application has been approved, to reserve a property and take it off the market, submit the following:​​

  • A signed Home Reservation Agreement.

  • A Home Reservation Fee.​​


Homes are taken off the market and reserved for approved applicants on a first-come, first-served basis according to the order in which all required fees and associated documentation are received. Both the fee and the agreement must be received to reserve a property. In the rare cases when Reservation Fees and Home Reservation Agreements are received for more than one tenant within the same business day, Woodward Property Group reserves the right to hold the property for the strongest applicant based on credit score, income, employment, criminal background, and rental history.


Total funds due prior to move-in will include, at a minimum, a Home Reservation Fee, one month's rent and a Security Deposit equal to one month's rent. Other fees due prior to move-in may include:

  • Additional Security Deposit

  • a Non-Refundable Pet Fee of $150

  • Additional Security Deposit of $250 per pet and a

  • Rush Fee of $150 if tenant must move in within five days of submitting a Home Reservation Fee and signing a lease.


  • Rental Application Consent Agreement 

  • Home Reservation Agreement - This form, together with payment of a Home Reservation Fee, takes the property off the market after you have been approved.

  • Lease
